Newburyport Bed and Breakfast
is an intimate bed and breakfast that offers a spacious second floor suite and
a quaint third floor loft. Adjacent to the main house with separate entrance on
the first floor is the East Wing apartment available for short-term rentals. All
have facilities overlooking the landscaped gardens and carriage house.

The Irwin's provide a warm and casual service and hope you will make yourself
at home. Guests can enjoy a filling continental breakfast in the formal dining
room, plan their day in the sunroom with the magnificent view of the gardens,
or enjoy an afternoon beverage in the parlor and browse through books in front
of the marble fireplace.

The Second Floor Suite
Spacious and warm with a friendly ambience, we are proud to welcome our bed and
breakfast guests into our second floor suite. This large room features a queen
bed and opens out to an adjoining sunroom with two single Murphy beds which transforms
the sunspace into an additional sleeping area suitable for friends and family.

Included is a private bathroom
with shower, air conditioning, mini refrigerator, telephone, clock radio with
C.D. player, color TV and VCR with cable.

Wind your way up the turned staircase and Palladian windows to the third floor
loft and enjoy the breathtaking rooftop sun deck.

The East Wing Apartment
The fully furnished East Wing apartment is a complete one bedroom apartment adjacent
to the main house with separate entrance. Suitable for short-term rentals, this
cozy modern self-contained suite features a queen bed, clock radio, a fully outfitted
kitchen including a dishwasher, microwave, garbage disposal and washer and dryer,
full private bath with tub and shower, living room with a queen sized sofa bed,
25" color TV with cable and VCR, telephone, breakfast room with a dinette and
a garden view. Short-term rentals only.
